What is Fractional Ownership?


Fractional ownership means you own real equity in a shared property. Instead of buying an entire home, you purchase a fraction, starting from just $22,000, and gain the right to use the property for a set number of weeks each year, while earning income when you’re not using it.

  • Fractional ownership allows you to co-own a fully equipped home in a shared living complex. Each share gives you 4 weeks of use per year, combining real estate investment benefits with lifestyle flexibility.

  • You own shares in a company that holds title to:
    • An entire 5,000 m² (1.2-acre) property
    • 8 homes, a shared pool, and a community garden

  • You can purchase as few as 1 share. Full-year exclusive use is granted at 12 shares.

  • Yes, you can resell it. The ARK has a right of first refusal and will help with valuation and resale strategy.

  • There are 96 shares in total. Each share grants 4 weeks of use per year. If you purchase 12 shares, you get exclusive year-round use of one home.

  • Yes, purchasing 7 or more shares (minimum $150,000 investment) qualifies you for Investor Residency.

  • All transactions go through a secure escrow account.
    • Funds are only released when 9 shares per house have been sold.
    • If the minimum is not met, your investment is fully refunded.

  • Each house has:
    • 60 m² indoor + 40 m² outdoor living
    • 1 master bedroom, 1 office/guest room, 1 bathroom
    • Fully furnished interiors
    • Starlink internet, battery backup, water reserve
    • Eco-friendly water treatment system

  • There is a $150 weekly maintenance fee for each week you use. No fee is charged for unused weeks.

  • Yes. October is reserved for scheduled maintenance and upgrades.

  • Yes, but only through The ARK’s rental program. Owners are not allowed to rent directly. Violating this rule results in loss of booking rights the following year.

  • • Booking window: July to October
    • Minimum stay: 7 nights
    • Unused weeks are added to the rental pool
    • Rental income is shared (after a 15% management fee + maintenance deduction)

  • • Booking fee: $300/week
    • If canceled within July–October window: $150 penalty, $150 refunded
    • If canceled after that: full $300 is forfeited
    • If used: $300 is applied toward your maintenance fee or refunded

  • • You lose your right to book weeks the following year
    • Your weeks go into the rental pool
    • Profits from those weeks first cover your unpaid maintenance fees
    • Rights are reinstated the next year upon full compliance

  • There is a light vetting process focused on alignment with the values and vision of The ARK community. While financial ability is important, we prioritize people who resonate with our long-term, intentional lifestyle model and communal values.

  • Yes, this can be a passive income stream.
    All rental activity is fully managed by The ARK.

    We take care of:
    • Guest communications
    • Bookings and check-ins
    • Cleaning and maintenance
    • Profit distribution (after fees)

    You simply decide whether to place your unused weeks in the rental pool.

  • While we can’t guarantee 100% occupancy, demand for rentals in Santa Teresa is strong, especially during high season.
    We are developing a centralized rental platform to maximize bookings and ensure visibility.

  • Yes, if you purchase 12 shares, you gain exclusive, year-round use of a home. Alternatively, owning multiple shares can allow for several months of annual use, depending on your needs.

  • Shares are assigned to all homes, you can use your weeks in any house that is available.

  • No, each home is independent and fully private. However, there are shared amenities like a pool, garden, and common areas. Community activities, dinners, and workshops are optional and encouraged for those seeking connection.

  • Each house is built once at least 9 of its 12 shares are sold. Construction takes approximately 12 months. We are currently finalizing sales on several units and plan to break ground on the next homes soon.

  • You have to rent the house per night as a regular customer if there is availability.

  • Yes a 12 month payment plan is available at 0% interest.
